Luxury villas for rent in Bali

Guest Registration
As part of the local requirements, all villa and hotel guests in Indonesia need to be registered with the local authorities within 24 hours of arrival at their destination. A nominal cost of around Rp. 25,000 per person is charged. This is a very simple procedure and involves the following:

1. The villa staff will take a photocopy of each guest’s passport shortly after arrival at the villa.
2. A registration form will need to be filled out & signed by each guest
3. These papers will then be taken to the immediate village registration office

Seasons, check-in, check-out
If not specified otherwise: high season is Chinese New Year, Easter week, the months of July and August and the 20th December through to the 10th January. All other times are considered low season.
The normal minimum stay during the low season period is 4 nights and 7 nights during the high and peak season periods.
The standard check-in time for villas is 14:00 and the standard check-out time is before 12:00.
In Indonesia, usually the service charge is 11% and government tax is 10%. Certain villas however include these if not specified otherwise.

Payment
Payments for villa rental bookings can be done through bank transfer. We send an invoice regarding your requests. For booking before 60 days, we require 50 % of final payment to reserve the property. Final payment is due 60 days prior to departure or immediately if booking is made less than 60 days prior to departure and must be received promptly in order to guarantee your reservation.

All charges incurred for bank transfer transactions will be borne by the hirer. Please note that in addition to the sending bank, fees may also be levied by the correspondent and receiving banks.

Telephone Charge Bond
International calling rates are very high in Indonesia. Should you require the use of the villa telephone, we will need a bond by way of a Credit Card imprint or US$200 in cash as a form of deposit/security. We cannot always receive a detailed statement from “Telkom” the national telephone company prior to a guest’s departure. Upon receipt of the telephone statement we will forward you a copy of the statement detailing the telephone calls, together with an authorization for a Credit Card Debit for you to approve and sign for the appropriate amount. Some Villas also offer prepaid international telephone calling cards where you can save up to 80% on international call charges. Other villas have only hand phones available. Please ask our staff at the time of your reservation about the telephone set up of the villa of your choice.

If you do not wish to use the villa telephone, the telephone can be disconnected for the rental period. It is also very easy to purchase local ‘Halo Telephone Cards” to use in your mobile hand phone. Telkom Save dialing cards give the option to make international phone calls (VoIp) with a reduced tariff.

Guest Responsibilities
Guests are responsible for any damage to the villa property or for any extra charges incurred. We will ask you to settle all outstanding payments or damage repayment before departure.
Guests shall not bring drugs or any other prohibited items to the villa property or engage in any illegal activities while staying in the rental property. Furthermore, guests are not allowed to produce extensive noise levels and shall respect the privacy of other guests and next door neighbours.

Insurance
We strongly recommend that you take out a comprehensive insurance to protect you and all those that accompanying you for the full time of your visit against illness, injury, death, loss of baggage and personal items, cancellations and other travel contingencies. We also strongly recommend a health insurance that covers medical evacuation for emergencies.

Cancellation & Refunds
Cancellation of a booking at any time may result in forfeiture of deposit and payments made. Refund of monies paid for villa rental and services will be made only under the following circumstances: 1.) The villa becomes unfit for habitation and no equivalent replacement villa can be obtained. This qualifies for a 100% refund; 2.) The villa is re-booked by another party for the period of the initial booking. If only a portion of the rental time is re-booked, a pro-rata refund will be done. Any rental payments that qualify for a refund, whether in whole or pro-rata, will be subject to a deduction of a 15% administration fee.
Please note that certain villas have different policies concerning cancellations and refunds.

Liability
TORTOR property acts only as agent for the villa owners, suppliers and/or contractors who are providing accommodation, transport, and services. Under no circumstances shall TORTOR property be responsible for any loss, expense, damage, claim or injury either directly or indirectly, consequential or otherwise whatsoever, however caused or incurred, whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodations as described or substituted, or by reason of terrorist or military action, riots, revolution, insurgency, civil war, adverse government action or inaction or acts of God, or by any agents, employees, subcontractors, servants or third parties whatsoever supplying any of the services or accommodations herein or as substituted. If any accommodations and/or services are substituted, TORTOR property will act at all times in good faith and use its best efforts to substitute with accommodations and/or services of a type comparable to or better than those originally contracted. TORTOR property at their sole and unfettered discretion reserves the right to refuse or discontinue service to any person(s) and/or to rescind any contract for accommodations or guest services.
